Since 1 May 2025, new homes in Western Australia have had to meet the NCC 2022 energy efficiency requirements, which usually means a 7-star NatHERS rating. Every Midwest Modular home includes a NatHERS energy assessment as standard.
What affects your rating
- Orientation: where the living areas and windows face on your block.
- Windows and glazing: size, position and glass type make a big difference.
- Insulation: wall, ceiling and floor insulation levels.
- Climate zone: the same design can rate differently in Geraldton, Kalgoorlie and Karratha.
What it means for your price
